Privacy Policy

Jeremy Parks Real Estate Company, LLC (“we,” “us,” or “our”) operates the website at jeremyparksrealestate.com. This policy explains what personal information we collect through this website, why we collect it, who helps us process it, how long we keep it, how we protect it, and how you can reach us about your information. We are a Florida-licensed real estate brokerage serving the St. Petersburg, Tampa, and Ocala markets (Hillsborough, Pinellas, and Marion counties).
1. Information we collect
Information you give us. When you use the contact form on this site, you choose to provide:
- your name;
- your email address;
- the topic you are interested in (for example, buying, selling, equestrian property, or just exploring);
- the message you write to us; and
- your confirmation that you have read and agree to the Terms and this Privacy Policy — the checkbox you must select before the form will send. We verify that agreement on our server as well, and we record it with your submission.
A hidden field also records which page of the site you submitted the form from, so we know the context of your inquiry. You are not required to use the form — you can reach us by phone or email (see “How to contact us” below) without submitting any information through the website.
Information collected automatically. When you visit the site or submit the form, our hosting and security provider also receives your IP address and basic technical details about the request (such as the date and time and your browser type). These are used to deliver the site, deliver your message, prevent spam and abuse, and keep the site secure. We treat this data as part of the personal information we have a duty to secure under the Florida Information Protection Act (Fla. Stat. § 501.171).
Spam protection (Cloudflare Turnstile). The contact form is protected by Cloudflare Turnstile, a spam-protection challenge that runs in your browser when you submit the form. Turnstile processes signals from your browser and device, together with your IP address, to distinguish human visitors from automated bots. We verify the challenge result on our server before accepting a submission.
Analytics. We do not currently run website analytics. If we enable analytics, we will use Cloudflare Web Analytics, which is cookieless — it does not set cookies on your device, does not fingerprint your browser, and does not track you across other websites — so no cookie-consent banner is required. We do not use advertising cookies, Google Analytics, or any session-replay, heatmap, or chat-recording tool that captures your interactions with this site. That posture also reflects Florida’s all-party-consent rule for the interception of communications (Fla. Stat. § 934.03).
2. How we use your information
We use the information you submit only to:
- respond to your inquiry and provide the real estate services you ask about;
- follow up about properties, showings, or your buying or selling goals;
- keep records of our communications; and
- protect the site against spam, fraud, and abuse.
We do not use your information for automated decision-making that produces a legal or similarly significant effect about you, as the Florida Digital Bill of Rights defines such decisions (Fla. Stat. § 501.702(12)).
3. Email communications and your choices
If you contact us, we may reply by email and may, with your agreement, send you property updates or other information you have asked for. Routine replies to your inquiry, and messages that complete or follow up on a request you made, are relationship messages rather than advertising (16 C.F.R. § 316.3(c)).
We do not currently send marketing or promotional email. If we ever do (for example, a listing newsletter or a property-alert series), each such email will identify itself appropriately, will include our valid physical mailing address, and will give you a clear way to unsubscribe. We will honor unsubscribe requests promptly — no later than 10 business days — and we will never charge a fee or require anything beyond your request to opt out (15 U.S.C. § 7704(a)(3)–(5); 16 C.F.R. § 316.5).
4. Who helps us process your information (service providers)
We use a small number of service providers to operate the site. They process information only on our behalf and only to provide their service to us:
- Cloudflare, Inc. — hosts the website (Cloudflare Pages), delivers it through its global network, and runs the Turnstile spam-protection challenge on the form. As the network provider, Cloudflare handles your IP address and the request whenever you load a page or submit the form. If we enable analytics, Cloudflare would also provide the cookieless Web Analytics described in Section 1.
- Google LLC (Google Workspace) — our brokerage email and records run on our own Google Workspace account. When you submit the form, a Google Apps Script in that account emails your inquiry to our brokerage inboxes (the notification is addressed so our reply goes directly to the email address you provided) and records the submission in a private Google Sheet we use as our lead log. That record contains the date and time, your name, email address, topic, message, the page you submitted from, your IP address, and your consent confirmation.
These providers are limited to processing data for us and are not permitted to use your information for their own marketing. Under the Florida Information Protection Act they act as third-party agents that maintain or process personal information on our behalf and are subject to that statute’s security and breach-notice duties (Fla. Stat. § 501.171).
5. We do not sell your personal information
We do not sell your personal information, and we do not share it with third parties for their own advertising or for cross-site targeted advertising. Providing your information to a service provider so it can deliver a service you requested — such as delivering your message to our inbox — is not a sale under Florida law (see the definitions of “sale of personal data” and “targeted advertising” in Fla. Stat. § 501.702(29), (33)).
6. How long we keep your information
We keep contact-form submissions and related correspondence for as long as needed to respond to you and to maintain our business and brokerage records, and then we securely delete or anonymize them. Our standard retention period for website leads is two years [REVIEW: Jeremy — confirm the 2-year website-lead retention period (J7a). Once a lead converts to a client or transaction, Florida brokerage recordkeeping rules control and those records are kept longer.], after which the records are deleted or anonymized unless an active matter, a legal obligation, or Florida real estate recordkeeping requirements require us to keep them longer. We follow a documented annual purge procedure for the lead log and the notification email (internal runbook: docs/operations/lead-retention-purge.md). When we dispose of records containing personal information, we do so by a method that renders the information unreadable (Fla. Stat. § 501.171(8)).
7. How we protect your information
We take reasonable measures to protect personal information in our care, including encryption of the site in transit (HTTPS), spam and abuse protection on the form (Cloudflare Turnstile plus server-side validation), an authenticated hand-off between our website and our Google Workspace, and access controls on the brokerage inboxes and the lead log (Fla. Stat. § 501.171(2)). No method of transmission or storage is perfectly secure, but we work to safeguard your information and to limit who can access it.
8. If there is a data breach
If we ever experience a security breach affecting personal information, we will respond as required by the Florida Information Protection Act. Among other things, that means notifying affected Florida residents without unreasonable delay and no later than 30 days after we determine that a breach has occurred (subject to law-enforcement delays the statute allows), and notifying the Florida Department of Legal Affairs if a breach affects 500 or more Florida residents (Fla. Stat. § 501.171(3), (4)). Our notice to you would describe what happened, what information was involved, and how to reach us with questions.
9. Children’s privacy
This website is intended for adults seeking real estate services. We do not knowingly collect personal information from children. If you believe a child has provided us information, please contact us and we will delete it. Florida’s Digital Bill of Rights defines a child as a person under 18 and treats personal data collected from a known child as sensitive (Fla. Stat. § 501.702(6), (31)(c)).
10. Florida Digital Bill of Rights
The Florida Digital Bill of Rights (Fla. Stat. § 501.702 et seq.) imposes specific obligations on large businesses that meet a high revenue and digital-advertising threshold (>$1 billion in global gross annual revenue plus a digital-advertising, app-store, or smart-speaker condition — Fla. Stat. § 501.702(9)). Based on our size and how we operate, we do not meet that threshold, so those specific statutory obligations do not apply to us. Regardless, we describe our actual practices honestly in this policy: we collect only what you give us plus the minimal technical data needed to deliver and secure the site, we do not sell your data, and we do not use it for cross-site targeted advertising.
11. Your choices about your information
You can:
- ask what we have about you;
- ask us to correct information that is wrong;
- ask us to delete your information, subject to records we must keep for legal or brokerage-recordkeeping reasons; and
- opt out of marketing email at any time using the unsubscribe link in any such email, or by contacting us.
To make any of these requests, contact us using the details below. We will respond within a reasonable time.
12. Changes to this policy
We may update this policy as our practices or the law change. When we do, we will revise the effective date at the top of this page. Material changes will be made conspicuous on this page.
