Accessibility Statement
Accessibility at Jeremy Parks Real Estate
Jeremy Parks Real Estate Company, LLC is committed to making this website usable by everyone, including people with disabilities. We treat accessibility as an ongoing responsibility, not a one-time project, and we work to provide full and equal access to the information and services this site offers. [Grounded in 42 U.S.C. 12182(a); F.S. 760.08]
Our conformance target
We are working toward conformance with the Web Content Accessibility Guidelines (WCAG) 2.2 at Level AA, published by the World Wide Web Consortium (W3C) on 5 October 2023. WCAG organizes accessibility around four principles — content should be perceivable, operable, understandable, and robust. Level AA conformance means satisfying all Level A and all Level AA success criteria. We use WCAG 2.2 AA as our working standard because it is the current W3C Recommendation. [Grounded in WCAG 2.2 Level AA, W3C Recommendation, 5 Oct. 2023, Conformance sec.; the U.S. Department of Justice names WCAG as helpful guidance for meeting the ADA's general accessibility obligations: DOJ, Guidance on Web Accessibility and the ADA (Mar. 18, 2022)]
What we are doing
As part of our ongoing effort we work to: provide text alternatives (alt text) for meaningful images so they can be conveyed by screen readers; maintain sufficient color contrast and avoid using color as the only way to convey information; make all functionality reachable and operable with a keyboard, not only a mouse; give forms clear labels, instructions, and error messages; use descriptive headings and a logical structure so the page can be navigated with assistive technology; and allow text to be resized and content to reflow without loss of function. These practices track the examples the U.S. Department of Justice describes for accessible web content and the WCAG 2.2 AA success criteria. [Grounded in DOJ, Guidance on Web Accessibility and the ADA (Mar. 18, 2022), 'How to Make Web Content Accessible' examples; WCAG 2.2 AA success criteria 1.1.1, 1.4.1, 1.4.3, 1.4.4, 1.4.10, 2.1.1, 2.4.6, 3.3.1, 3.3.2]
Known limitations
We audit this site with automated accessibility tooling on every build and through periodic internal reviews (most recently 2026-06-09), and we fix what those reviews find. The limitations we currently know about are: (1) a full manual screen-reader pass (NVDA on Windows; VoiceOver on iOS) is still in progress and has not yet been completed end to end; (2) the spam-protection challenge on our contact form (Cloudflare Turnstile) is a third-party component whose internal accessibility is controlled by Cloudflare, not by us; and (3) some photography on the site is temporary placeholder art while final photography is produced, so a few images are decorative rather than informative. If any of these — or anything else — prevents you from using part of the site, contact us (below) and we will get you the same information or service another way. As issues are found and fixed we will update this list and the date on this statement. [Disclosure of known issues and a remediation path reflects the good-faith approach DOJ describes, including providing a way for the public to report accessibility problems: DOJ, Guidance on Web Accessibility and the ADA (Mar. 18, 2022)]
Contact us about accessibility
If you have trouble using any part of this website, or if you need information or a service from us in a different format, please contact us and we will help. We will work with you to provide the information or service through another channel — by phone, by email, or in person — so that you are not denied access because of a barrier on the site. [Grounded in 42 U.S.C. 12182(b)(2)(A)(iii) (effective communication / auxiliary aids and services); DOJ, Guidance on Web Accessibility and the ADA (Mar. 18, 2022), 'Reporting accessibility issues']
Our response commitment
We aim to acknowledge accessibility reports within two business days and to provide a resolution or a status update on our plan to fix the issue within fifteen business days. These timeframes are a voluntary commitment we make to respond promptly and in good faith. [Voluntary commitment; not required by statute. DOJ treats a stated remediation/report process as part of an accessible-website approach: DOJ, Guidance on Web Accessibility and the ADA (Mar. 18, 2022)]
Equivalent access by other means
Every service we offer through this website is also available by phone, by email, or in person. The website is one of several ways to reach us; no service is available only on the web. If the site is not usable for you, you can obtain the same help directly from our broker. [Grounded in 42 U.S.C. 12182(a) (full and equal enjoyment); 42 U.S.C. 12182(b)(1)(A)(i)-(iii); F.S. 760.08]
About this statement
This statement describes our ongoing effort and is not a guarantee that every page meets every standard at all times. It does not waive any right or obligation under federal or Florida law. We review and update this statement as our site and our practices change. Last updated: [date to be set at publication]. [Context: ADA Title III, 42 U.S.C. 12182; F.S. 760.08; DOJ guidance is informal and not legally binding, but reflects the Department's enforcement position: DOJ, Guidance on Web Accessibility and the ADA (Mar. 18, 2022)]
- [REVIEW P3] Confirm the legal entity name 'Jeremy Parks Real Estate Company, LLC' matches the Florida Sunbiz filing exactly, including punctuation, before publication.
- [REVIEW P3] Affirm WCAG 2.2 AA as the public conformance commitment. This SEED upgrades the prior 2.1 AA draft to 2.2 AA per the project's open question J2. Confirm, or fall back to 2.1 AA, before any public-facing claim is made.
- [REVIEW P3] The 'What we are doing' list states current intent, not verified results. Each bullet must be confirmed against the actual built site (formal audit) before publication; remove or revise any practice the site does not yet meet, so the statement does not overclaim.
- [REVIEW P3] 'Known limitations: none at this time' must be re-confirmed after a formal accessibility audit. A candid, accurate limitations list is the strongest legal posture; do not publish 'none known' if an audit has not actually been run.
- [REVIEW P3] Confirm the accessibility contact email. SEED uses jeremy@jeremyparksrealestate.com (existing inbox). Decide whether to instead route to an accessibility@ alias.
- [REVIEW P3] Confirm (352) 362-7564 is the correct number to publish for accessibility/accommodation calls and that routing it directly to the broker is intended.
- [REVIEW P3] Confirm the two-business-day acknowledgment and fifteen-business-day resolution/update commitments are achievable and that you want to make them publicly; these are voluntary and binding-by-representation once published.
- [REVIEW P3] Decide whether to include a postal/office mailing address as a contact channel (e.g., the FREC-registered office address) or omit it.
- [REVIEW P3] Decide the scope/exclusions language for third-party embeds (e.g., the Cal.com booking iframe and any external listing portals), which publish their own accessibility statements; SEED omits a scope-exclusion section pending your decision.
- [REVIEW P3] Set the 'Last updated' date and a re-review cadence at publication; confirm who owns periodic re-review.
- [REVIEW P3] Legal review: this is a SEED drafted by the operator (no JD/broker license) and is NOT legal advice. Have Jeremy and/or counsel clear the final accessibility-statement language before the Cloudflare Access gate is lifted.
- WCAG level: SEED commits to 2.2 AA (current W3C Recommendation, 5 Oct. 2023) per open question J2; the prior repo draft committed to 2.1 AA. Jeremy must affirm 2.2 AA vs. 2.1 AA. Assumed: 2.2 AA, per the task instruction.
- 'Known limitations: none' is an assumption — it is accurate only if no formal audit has surfaced issues. The site is still behind Cloudflare Access (P4) and a formal audit may not yet have run; confirm whether 'none known' can be published truthfully or whether an audit must precede publication.
- Contact email assumed as jeremy@jeremyparksrealestate.com (per task facts); whether to create/route an accessibility@ alias is unconfirmed.
- Phone (352) 362-7564 assumed correct and intended for public accessibility calls; routing directly to the broker assumed acceptable for a small brokerage.
- Response-time commitments (2 business days ack / 15 business days resolution-or-update) are assumed values carried from the prior draft; they are voluntary and need the broker's affirmative choice.
- Postal/office mailing address: assumed omitted from this SEED pending a decision on whether to publish a physical address.
- Third-party embed scope/exclusions (Cal.com booking iframe per P1, external listing portals): assumed out of scope of this SEED's body and flagged for a decision; not yet drafted as a scope-exclusion clause.
- Publication is gated: per P4 the site is behind Cloudflare Access and per P3 regulated content needs Jeremy's sign-off; this SEED is explicitly NOT final and NOT legal advice, and must not be treated as live until cleared.
- Entity name 'Jeremy Parks Real Estate Company, LLC' used verbatim as instructed; exact Sunbiz match assumed but not independently verified.
- Page location/URL (e.g., /legal/accessibility) and footer link wiring are assumed to follow the existing repo plan; not decided in this SEED.
